- Initial Preparations:
- Title Investigation: We check that the seller has a clear and marketable title to the units.
- Drafting Contracts: We prepare the contract package including the sale contract (which includes the sale price, standard conditions, and special terms) and the draft transfer or lease.
- Pre-Exchange of Contracts:
- Negotiation: We negotiate the terms of the contract and transfer or lease, ensuring that your interests are protected. Any amendments to the contract and transfer or lease are made during this stage.
- Enquiries: We respond to pre-contract enquiries from the buyer’s solicitor. This can include questions about boundaries, access, services (like water and electricity), and any existing or potential disputes.
- Exchange of Contracts:
- Contract Exchange: Once all parties agree, contracts are exchanged. At this point, the transaction becomes legally binding. We will manage the exchange and receive the deposit.
- Completion Date: We deal with completion of the sale on the completion date, which is when the legal title to the unit will be transferred to the buyer.
- Completion:
- Final Checks: We carry out final checks to ensure all conditions of the contract have been met and there are no last-minute issues.
- Transfer Deed or Lease: We prepare the transfer deed or Lease, which formally transfers ownership of the unit to the buyer. Both parties sign this deed.
- Handling Funds: We receive the funds from the buyer’s solicitor, ensuring all financial aspects, such as outstanding mortgages on the unit, are dealt with.
- Post-Completion:
- Final Documentation: We provide the buyer’s solicitor with final documentation, including the completed transfer deed or lease.
